Over the years we have discovered 3 sales categories of houses.
1. Fully Renovated
2. Partially Renovated –  Fixer Upper
3. Needs Complete Renovation – Investor Grade

Fully Renovated – Generally, this means that the house has been gone through thoroughly. Dated or damaged items are replaced and the house has a feeling of “new-ness” to it. Flooring is usually replaced, appliances, countertops, new paint inside & out, and fixtures are changed out. Once renovated our houses are in great condition and usually above the neighborhood.

Partially Renovated – We go through these homes and make sure that the systems work, the structure is good, and the roof is insurable. Sometimes we’ll perform other minor repairs. These homes are priced at a 10-20% discount to the market.

Needs Complete Renovation – These homes are for investors or homeowners who are very skilled at remodeling. Generally the discount on these homes is from 25 – 45% off the retail value.
